Fitzsimons Village Parking Garage Celebrates Final Pour; Signaling Start to Future Development


AURORA, CO. (October 25, 2023) – Development at Fitzsimons Village continues to take shape as Cincinnati-based Corporex marks a final construction pour at the parking structure adjacent to the anticipated office building. The final construction concrete pour took place on Tuesday, October 24, on the 659-car, structured parking garage located at the intersection of East Colfax Avenue and Xanadu Street in Aurora, Co.

Construction on the garage began in January 2023 and has been a driver for partnership between Corporex, Turner Construction as the general contractor, McClone Construction as the concrete contractor, along with other contractors and the municipal entities, bringing an average of 70 workers to the site daily.

“We are thrilled to see this project closing in on completion, within the planned time frame and financial parameters, and ready to open in Spring 2024. It will serve the immediate needs of the business and healthcare visitors to the highly trafficked Fitzsimons Village,” noted Tom Banta, Chief Real Estate Officer for Corporex. “Engagements with interested parties regarding the 226,000-square-feet of space in the Fitz 500 Class A office building have begun and will determine the office building construction timeline. We made the decision to fast-track this portion of the development so we could have the office building ready for tenants as soon as possible.”

The 8-story parking structure includes more than 320,000 contact square feet of post-tension concrete with 21 elevated deck pours, each around 200-300 cubic yards, or more than 5.5 football fields.

“The project has been a smooth building process with all construction parties and Corporex at the helm,” noted Tom Paulsen, Senior Project Superintendent with Turner Construction. “We are excited to see this project come to life and to provide the community with additional parking spaces to serve the immediate needs of those in Aurora.”

The garage was built in anticipation of the future construction of a 226,000-square-foot office building, named Fitz 500, that will be built on an adjacent site. As the latest project to be completed by Corporex, the parking garage marks a major milestone in anticipation of the Fitz 500 Class A office building, the first newly built Class A office building in Aurora in 20+ years.

Located in the heart of Fitzsimons Village, the new parking garage and Fitz 500 Class A office building will be located on the opposite side of Colfax Avenue from the Rocky Mountain VA Medical Center. Corporex is in the process of pre-leasing the 8-story office building with first-floor retail and restaurant space.

Construction on the 659-space parking garage adjacent to this office building commenced in early 2023 and is being funded by Tax Increment Financing (TIF) Bonds issued by the Fitzsimons Village Metro District. The construction manager of both the parking garage and office building is Corporex, and Turner Construction serves as the general contractor. HNA/PACIFIC Parking Design and Consulting is serving as the architect for the parking garage. Elevar Design Group is performing architectural design for the Fitz 500 Class A office building.
