Director of Strategic Assets

Focus of Responsibility: Over its 60-year history Corporex and its affiliates have developed, constructed and acquired over $2b of real estate assets including hotels, office, industrial, land, business parks, condominiums and apartment buildings. As a result, the Company has amassed a significant portfolio of land holdings throughout the mid-West. The primary responsibility for this role is to focus on maximizing value on these specific strategic assets through creative solutions. These assets primarily consist of land holdings that may or may not require zoning changes, further development, or entitlements in order to maximize value. Accordingly, this role requires strategic thinking as well as strong sales and results orientation.
The director will be focused on monetizing the identified strategic assets/projects provided by management. The strategy to monetize assets and/or land holdings could be in the form of a built-to-suit, outright sale, JV, or other creative strategies (versus simply listing for sale).
Reports To: Vice President of Development
Requirements:
5 – 10 years of experience in commercial real estate and development. Ideal candidates will have experience with both sales and development. Must be a self-starter, competitive and creative as it relates to the role and opportunities.

Key Job Responsibilities
The primary responsibility will be to identify and execute on the most effective way to maximize value on assigned assets. The initial list of projects includes:
Indianapolis land – 5.5 acres in a prime location outside of Carmel, IN with highway visibility.
Northern Kentucky Land Parcels. Seek opportunities to maximize land by building structures, long term leases, co-ventures or co-developing buildings.
Salk – 90,000 SF office building and additional excess land parcels
Northeast Ohio excess land parcels (3)
Mt. Zion Road land parcels
Denver land parcels (3)
Nicholasville KY parcels
Ascent Remaining Condo inventory
- Represent Corporex within the community at the highest standards of conduct and presence, participate in local NKY programs that include potential for generating new business.
- Manage all dates and processes within a project to ensure the project progresses as anticipated including but not limited to critical dates within development agreements, leases, purchase agreements, permitting and construction.
- Manage various design, geotechnical, environmental and other consultants as required or as approved for hiring to support your efforts.
Reporting
- Provide a comprehensive monthly report to direct supervisor. This report will include activities and accomplishments for the previous month as well as a planned action agenda for the coming period tied to specific deadlines. These project schedules and “action agendas” are established to ensure good communication between team members and timely completion of all work.
- Provide annual budgets and business plans for each project assigned.
