Development Associate

Covington, KY

Focus of Responsibility: Support the VP of Development on new initiatives and active projects, contributing to due diligence, design coordination, entitlements, and execution across the full project lifecycle. The role is collaborative and detail-oriented, with responsibility for tracking deliverables and supporting decision-making at each stage.

Requirements: 2-5 years of experience in commercial real estate and development. Ideal candidates brings an understanding of complex documents and deal structures; market research and comp analysis; experience coordinating consultants (architects/engineers) and managing deliverables; familiarity with zoning, entitlements, and permitting processes; strong project management, organization, and communication skills; understanding of models/financials/proformas; high attention to detail and ability to manage multiple priorities; proficiency in Excel and PowerPoint
 

Key Development Responsibilities:

 

1. Due Diligence / Design

  • Collect and validate zoning requirements relevant to design decisions
  • Research market demographics and prepare comparable sales, rent, and competitive set analyses
  • Identify permitting and approval processes applicable to the project/site
  • Assess utility availability and any utility credits
  • Identify and evaluate easements, titles, issues, etc.
  • Identify opportunities for property tax abatements/exemptions and support application requirements, as applicable
  • Identify and evaluate public incentives that may impact feasibility and design choices

 

2. Entitlements

  • Identify required entitlements and develop a preliminary schedule for approvals (rezoning, variances, site plan, design review, etc.)
  • Coordinate with engineers, architects, and jurisdictional staff to prepare planning exhibits, technical narratives, and entitlement applications
  • Schedule and support public hearings/meetings with relevant agencies and Authorities Having Jurisdiction (AHJs), including preparation of submittal and presentation materials
  • Support stakeholder outreach by coordinating with community councils/neighborhood groups related to active and planned projects

 

3. Pre-Development

  • Assist in preparing and tracking pre-development budgets, including consultant proposals, contracts, and cost updates
  • Collaborate with Marketing to develop project marketing plans, budgets, and collateral
  • Partner with Construction Management and Finance teams to produce pro formas and business plans supporting feasibility analysis

 

4. Development

  • Coordinate procurement of environmental consultants (e.g., Phase I/II ESA), as required
  • Coordinate asbestos and hazardous materials surveys, if necessary
  • Evaluate above- and below-ground storage tanks and coordinate plans for removal or closure, as required
  • Coordinate wetland delineations and related environmental fieldwork, as required
  • Support permitting efforts by tracking requirements and coordinating submittals for environmental and endangered species permits, as applicable
  • Coordinate with geotechnical engineers to obtain and review geotechnical reports and recommendations, as required

 

Repositioning of Existing Assets

  • Provide an annual budget and business plan for each assigned project
  • Provide a comprehensive monthly report to the direct supervisor that includes (a) prior-month activities and accomplishments and (b) a forward-looking action agenda with specific deadlines
  • Maintain project schedules and action agendas to support team communication and timely completion of work
