Senior Leasing Manager

Covington, KY

POSITION SUMMARY: This position will be expected to significantly drive additional growth within the company’s Commercial Office, Retail, Land & Development portfolio and will require high energy and impeccable communication, public speaking, and presentation skills. This is a growth position requiring an immediate ability to work autonomously, reporting to the Director of Leasing & Sales.

ESSENTIAL RESPONSIBILITIES:

 

Leasing

  • Assist the Director of Leasing & Sales with Asset Strategies of the portfolio; ensure the leasing team maximizes revenue, achieves results, provides superior customer service, and achieves occupancy goals established by the company through the implementation of the Strategic Leasing Plans
  • Provide high level strategy, marketing, and vision for the leasing of assets through understanding of short term and long-term goals of each asset and working with the Asset Management Team
  • Pursue and secure annually targeted square footage of leasing transactions
  • Identify, qualify, and contact prospective lease tenants, development prospects, and buyers and manage the lease process including approval of terms, conditions, and economics that comply with property and corporate level objectives as set forth in Asset Plans
  • Schedule and conduct onsite professional sales presentations.
  • Prepare financial analysis of proposed leases, sales, and of leasehold obligations, including comparisons to approved budgets
  • Collaborate with internal & legal counsel on the negotiation of lease contracts and lease amendments

 

New Development Leasing

  • Work in conjunction with the Development Department on the Pre-Leasing of newly-to-be-constructed Assets to include procurement of prospects through Business Development, networking, and prospecting
  • Manage the Lease process for new to-be-constructed assets from LOI to execution of lease document

 

Marketing

  • Collaborate with the Marketing Department through creative and coordinated efforts led the Marketing VP, with an emphasis on product development, social media utilization, as well as a focus on improving our current manner into a more professional marketing provider for company
  • Identification of new ways to actively use Marketing and Branding to promote company brand, asset promotion, and formulate new partnerships and strategies with third party partners who can elevate Company’s visibility within CRE community and market

 

Business Development

  • Establish and maintain positive working relationships throughout the organization as well as with end users, brokers, consultants, and others in the economic development community.
  • Identify new clients and customers for end-user, lease, and development needs through procurement and prospecting manners
  • Become a subject matter expert on our business products, processes and operations, and remain up to date on industry news
  • Expand current Company representation and affiliation in professional organizations through identification and participation in industry related organizations (i.e. ICSC, NAIOP, CREW, and BOMA)
  • Work in conjunction with the Director of Sales & Leasing, VP of Marketing, on new business-related initiatives associated with identification of growth opportunities for the company, not specifically mentioned prior

 

WHAT ATTRIBUTES ARE REQUIRED FOR THIS POSITION:

  • 5 or more years of commercial real estate experience in lease analysis, sales, and/or negotiation.
  • Strong negotiation skills and negotiating experience a must.
  • Complete required annual real estate specific education and certifications
  • Maintain active OH and KY Real Estate Salesperson Licenses
  • Ability to formulate and negotiate real estate leases/contracts
  • Ability to think strategically, formulate and implement action plans and see them through.
  • Goal oriented with excellent oral and written communication skills.
  • Ability to work independently, prioritize, trouble shoot, manage time effectively and be a self-starter.
  • Knowledge of economics and financial analysis skills.
  • Knowledge of real estate leases and purchase and sale agreements is a plus.
