Responsibilities Include, But Not Limited To:

  • Support and regularly communicate with clients.
  • Develop and implement broker outreach programs with direction and support of marketing team (if needed).
  • Oversee listings to provide most accurate information to consumers, and the real estate community.

  • Working knowledge of RE marketing, advertising or public relations.

CONSTRUCTION ADMINISTRATIVE ASSISTANT

This person will report to the Director of Tenant Finish and work closely with the Construction Controls Manager. Ideal candidate will be results driven and can push both internally and externally to assure proper accounting and project documentation processes and procedures are followed.

Essential Duties:

  • Assist with all facets of project documentation management, including creation of purchase orders, updating project management files, preparing & distributing meeting minutes.
  • Assist in coordinating the efforts of all parties involved in the project, which include clients, contractors, architects, consultants, subcontractors & permitting agencies.
  • Ensure that construction activities are progressing as outlined in contract and lease documents.

Position Summary

Corporex has an exciting opportunity for an Architect to work with a Design Build team. The ideal candidate will be able to demonstrate a high degree of technical understanding of the architectural and construction process. Responsibilities shall include coordinating in-house design activities as well as the work of third-party architects and engineers. We are looking for an individual that could make an immediate impact on the entire design and construction management process.

Essential Duties

  • Participate in the building process from start to finish, value engineering the process every step of the way.
  • Prepare preliminary site layouts (including topographic design) and architectural designs and produce options and revisions as necessary to meet the company objectives and budget.
  • Meet with prospective clients and owners to determine program parameters to meet the objectives and budget.
  • Develop schematic plans, AutoCAD renderings, 3D graphic models and presentation materials to illustrate the overall design scope which may include elevations, sections and pertinent details for projects requiring cost estimating, client approval, permit/municipal submittals, or contractual agreement.
  • Collaborate with the Director of Design, Director of Development & the Director of Tenant Finish in the selection of consultants including civil, landscape, architectural, interiors and structural disciplines, design/build engineers and assist with preparation, review and management of contractual agreements.
  • Participate in the selection of building systems and assemblies, including shell components, structural systems, and mechanical options. Identify interior and exterior materials, assemblies and area parameters to meet the objectives and budget, and to develop options and alternatives, as necessary.
  • Maintaining a firm understanding of factors related to the design process inclusive of building codes, utilities, governmental and safety regulations, and construction costs.
  • Provide support, in the form of verbal communication and supplemental drawings during bidding and construction.
  • Review construction documents and drawings with respect to design intent.
  • Manage updated construction documents as typically required during the Design/Build and fast-tracked construction processes.
  • Participate in field coordination meetings, inspections, generate punch lists, and respond to building code issues when requested.
  • Provide periodic site inspections and subsequent written reports outlining the work in progress, quality issues and any observed deviations from the contract design and documents.

The Senior Vice President Finance & Accounting, shall be responsible for all finance activities, including without limitation, securing mortgage financings, debt extensions and renegotiations, and multiple aspects of the financial components of real estate development projects, properties, and other components. 

In addition, this officer shall be responsible for the Central Business Group, which encompasses accounting and reporting, cash flow management, cash management, people (human resources) department, and other Central Business Group activities and responsibilities, preparation of the annual business plan and audit, quarterly reports to update the annual plan, equity and other participation programs involving employees,  relationship management, partnership reporting both internal and third party partners,  and various research assignments that may evolve. 

This officer shall be involved in major capital transactions, closings, due diligence, acting through the Central Business Group, which he/she will be responsible to build, and to supervise.

More specifically,  and in addition to the scope of the work encompasses:

  • Oversight, management, and responsibility for the Central Business Group which includes all accounting, reporting, underwriting, cash management, human resources, and financial planning activities.
  • Management and oversight of an existing $500m + secured mortgage debt portfolio, existing lender relationships, reporting requirements, loan abstracts, and debt maturities.
  • Responsible for developing new sources of funding for existing and new construction projects as well as structing, negotiating, and ensuring compliance with corporate borrowing policies.
  • Working with development project managers and financial analysts to ensure solid underwriting and debt sizing.
  • Ensuring compliance with all debt covenants, managing debt maturities, loan extensions and modifications.
  • Directing both in house and outside counsel on loan closing process, ensuring transactions are closed timely and accurately.
  • Will actively support and work with equity fund program(s) and other capital markets activities.
  • Manage and Supervise all accounting and reporting functions within the company, preparation of board reports, property reports, and all other customary functions of the accounting and reporting department, which is known as the “Central Business Group.”
  • All cash management and cash forecasting analysis and reports.
  • Oversee Human Resources, effect and maintain best practices, policies and procedures.
  • Oversee tax accounting personnel, work cooperatively with other officers in tax strategies and tax planning, as well as cause timely filings as required.
  • Prepare partnership reports on stated frequency together with narratives and exhibits.
  • Other activities in which this person manifests capability for performance and growth.

Requirements

  • Extensive commercial real estate finance experience, including traditional bank financing, permanent loan financing, bond/TIF instruments, and CMBS loan structures.
  • Highly skilled in negotiation and structuring of debt instruments, including covenants, cure provisions, etc. covering a wide array of real estate asset classes including office, hotels, land, and residential.
  • Experience and qualifications with accounting, financial reporting, underwriting, cash management and forecasting.
  • Experience in managing people, directly, and in business generally.
