DESIGN BUILD CONSTRUCTION MANAGER

Corporex is currently seeking a Design Build Construction Manager in our Northern Kentucky office and offering a high growth opportunity for a Construction Manager.  This person will preferably have a strong level of Civil Engineering experience and have the ability to lead and direct a full-service Design-Construct-Develop subsidiary program centered on the CirclePort Business Park located along I- 275 and Mineola Pike and Dolwick Drive in Northern Kentucky near the airport.  This position will be a management training ground for the successful candidate due to the nature of responsibilities, management of people, multiple processes and activities, involvement in the financial goal setting and securing, and the development and ownership of buildings and properties.  Corporex retains ownership of approximately 250 acres of fully developed sites in this “A” location where the activities surrounding the International Airport have given rise to a change of events and the economic environment. 

Job Description
The Design Build Construction Manager will work with the team through all phases of project delivery including assessment of potential sites for economic, regulatory, and technical feasibility.  The Design Build Construction Manager will assist the team with planning, on-site project management, and supervision of projects being performed.

Overall responsibility for technical discipline tasks including due diligence research, reports, design, specification, conceptual estimates, plan preparation and presentation with an in-depth understanding of construction procedures, material and design build project management principles.

Key Responsibilities

  • Review of all due diligence related items including property surveys, title, zoning, land use, building codes, geo-technical and environmental reports.
  • Research and understand site entitlements, regulatory requirements and assist with implementation into the project.
  • Coordinate/Develop preliminary concept drawings and engineered site plans.
  • Preparation and Management of project budgets including, estimating, scheduling, quality control, progress reports, progress billing, design review and coordination, cost reporting, safety, and proposal preparation as well as provide value engineering
  • Preparation and management of project timelines including governmental approvals and sequencing of events from initial site plan submittal to obtaining all entitlements, submitting for and obtaining building permits and obtaining certificate of occupancy.
  • Representing the Owner at municipality, engineering or neighborhood meetings and throughout the entitlement processes.
  • Direct the construction bidding processes and construction contracts and help to ensure an accurate and complete project estimate
  • Review and processing of project related monthly invoices, billing and pay applications.
  • Meet project budgets, oversight of construction projects including onsite meetings, weekly reports, requests for information, change orders, budget and schedule tracking.
  • Direct superintendents, subcontractors, and suppliers on schedule driven projects
  • Commit to quality by evaluating project-related processes and meet/exceed internal and external owner/client expectations

Qualifications

  • Advanced knowledge of all phases and documents required for turnkey design build projects for multiple product types
  • Understanding of multiple building and site disciplines including Civil, Architectural, Structural, MEP, Landscaping
  • Understanding of zoning ordinance and building code requirements for site plan design and project drawing review
  • Working knowledge of online resources for gathering zoning, code and GIS information on specific sites
  • Experience planning sites; including topographic design; in a cost effective manner.
  • Advanced knowledge of permitting, budgeting, scheduling and project management
  • Experience Maintaining project communications including submittals, RFI’s, cost proposals and change requests
  • Experience managing/working with superintendents, subcontractors, and suppliers on schedule driven projects
  • Must have strong conceptual abilities; able to prepare thorough estimates with less than complete documents and details
  • Analytical thinker and problem solver
  • Highly organized with keen attention to detail
  • Self-starter with a high internal work ethic

Education & Experience

  • Bachelor’s Degree in Civil Engineering or Construction Management
  • Proven Design Build project management experience required (10+ years)
  • Strong Conceptual Estimating Abilities
  • Experience with site balancing, drainage and utility design work
  • Experience negotiating “owner” contracts and the buy-out
  • Proficiency in AutoCAD, PDF Editing/Markup (Bluebeam/Acrobat) and the full Microsoft Office Suite

ARCHITECT

Corporex has an exciting opportunity for an Architect to work with a Design Build team on a turnkey approach to Design, Build and Develop sites for multiple building types.  This is a rare opportunity for an architect to get into a position that will accelerate his/her career by allowing ownership of ideas, designs and actual project identity which could not be achieved in a traditional office setting. This person shall be primarily responsible for managing architectural projects from the design process through completion of construction in an efficient and profitable manner.  The architect will produce actual designs that get built and have daily involvement in a broad spectrum of design work including building conceptual designs (including site layout and grading), building interiors for tenants, interior design selections and renovations. The ideal candidate will be able to demonstrate a high degree of technical understanding of the architectural and construction process.  Management responsibilities shall include coordinating in-house design activities as well as the work of third-party architects and engineers. We are looking for an individual that could make an immediate impact on the entire design and construction management process.

Key Responsibilities

  • Participate in the building process from start to finish, value engineering the process every step of the way.
  • Master plan sites preparing preliminary site layouts (including topographic design) and architectural designs and produce options and revisions as necessary to meet the company objectives and budget.
  • Meet with prospective clients and owners to determine program parameters to meet the objectives and budget.
  • Develop schematic plans, AutoCAD renderings, 3D graphic models and presentation materials to illustrate the overall design scope which may include elevations, sections and pertinent details for projects requiring cost estimating, client approval, permit/municipal submittals, or contractual agreement.
  • Collaborate with the Director of Development and the Construction Manager in the selection of consultants including civil, landscape, architectural, interiors and structural disciplines, design/build engineers and assist with preparation, review and management of contractual agreements.
  • Coordinate the design meetings; provide leadership on the selection of building systems and assemblies, including shell components, structural systems and mechanical options. Identify interior and exterior materials, assemblies and area parameters to meet the objectives and budget, and to develop options and alternatives, as necessary.
  • Maintaining a firm understanding of factors related to the design process inclusive of building codes, utilities, governmental and safety regulations, and construction costs.
  • Provide support, in the form of verbal communication and supplemental drawings during the course of bidding and construction.
  • When requested by the Construction Manager, review construction documents and drawings with respect to design intent.
  • Provide updated construction documents as typically required during the Design/Build and fast-tracked construction processes.
  • Participate in field coordination meetings, inspections, generate punch lists, and respond to building code issues when requested.
  • Provide periodic site inspections and subsequent written reports outlining the work in progress, quality issues and any observed deviations from the contract design and documents.

Education & Experience

  • Master’s or Bachelor’s degree in Architecture
  • 8+ years of professional experience practicing architecture with demonstrated design creativity and quality
  • Architectural license in Kentucky or the ability to become a registered architect
  • A broad range of project experience is desired with experience in the design-build method of project delivery
  • Proficiency in all design and documentation phases: Planning, Concept, SD, DD, CD, CA
  • Comprehensive knowledge of construction and construction technology and working experience with architectural and engineering proposals
  • Experience with building codes, specifications, building and engineering systems
  • Effective verbal, written, graphic communication and management skills
  • Professional and collaborative work ethic with the ability to work independently
  • Revit, AutoCAD and Microsoft Office Proficiency
  • Proficiency in Sketchup w/ V-ray, InDesign, Photoshop and other rendering software is desired
  • Candidate must be flexible, have a multi-dimensional mindset, able to multi-task and work in a fast-paced environment.
